Accommodation rules of the Chalupy pod Smedavaou resort

(hereinafter referred to as the Resort)

  1. The Resort provides temporary accommodation services within the meaning of § 2326 et seq.
    Civil Code as amended, to guests by renting houses rented by the operator on a long-term basis.
  2. The resort is only allowed to accommodate guests who have a valid and fully paid reservation.
    Each guest is required to fill in the necessary identity details on the registration form sent to them by email prior to arrival.
    The foreigner is obliged to provide in advance the details of the travel document within the meaning of the Act on the stay of foreigners in the territory of the Czech Republic.
  3. The provisions of these Accommodation Regulations must be observed by each guest.
  4. By checking in properly, the guest is entitled to temporary accommodation for the agreed period of time.
  5. After completing the registration form, but no later than 24 hours before the expected arrival, the guest will receive all the necessary information for arrival and accommodation, especially the exact address, incl.
    The code to the electronic lock to the entrance door.
  6. Based on the confirmed reservation, the guest is entitled to check in from 15:00 on the day of arrival and is obliged to leave the accommodation by 10:00 on the day of departure.
    Guests may request earlier check-in or later check-out by giving at least two days’ notice.
    If this is possible due to other traffic, the landlord will confirm this immediately.
    The fee for early check-in or late check-out is 500,- CZK.
    The operator is also entitled to charge this fee if the guest does not leave the property on time without prior agreement.
  7. If you purchase accommodation on a sales channel (e.g. Booking.com, Airbnb, etc.), the cancellation policy is governed by the rules of that sales channel.
  8. The Resort reserves the right in exceptional cases to offer the guest accommodation other than the agreed accommodation if it does not differ significantly in type and capacity from the confirmed booking.
  9. If the guest requests an extension of the accommodation period compared to the agreed time and the Resort has available capacity, the accommodation period can be extended.
    However, the Resort may offer the Guest a different accommodation than the one in which he/she was originally accommodated.
  10. For accommodation and any minor damages, the guest is liable for a deposit of CZK 3,000.00, which is to be deposited on the day of arrival at the latest in the form of a block on a credit card.
    This deposit will be returned to the guest in full after check-out after checking the property.
  11. In the case of heavy soiling of the property that does not correspond to normal use, an additional fee of 2500 CZK/100 EUR will be charged for extra cleaning.
  12. The resort offers free WiFi internet access to guests and visitors.
    When using the WIFI network, each user is obliged to comply with all applicable laws and regulations, in particular, to avoid violating copyright laws, illegally sharing or downloading artwork, overloading the WiFi network, performing any activity that causes the transmission or spread of computer viruses, sending unsolicited messages (spam), spreading alarm messages, as well as performing other activities that are in violation of related laws and regulations.
  13. The guest is obliged to check the completeness of the equipment and its condition according to the equipment list immediately upon arrival in the reserved accommodation area and to report any missing or damaged equipment immediately to the contact e-mail, ideally incl.
    photo documentation.
    In case of any damage to the equipment found during the accommodation, the guest is also obliged to report it.
  14. The guest is entitled to use the facilities of the buildings according to the enclosed instructions only for the purposes for which they are intended.
  15. Guests may not make any substantial changes to the premises reserved for use without the consent of the Resort management, i.e., they may not relocate equipment and facilities or make any interventions in the electrical network or other installations.
  16. The guest is liable for any damage caused to the property unless he/she proves that he/she did not cause it and is obliged to pay for the damage immediately.
    This claim by the Resort also applies to damage that is discovered after the Guest has left.
    Minor damages will be paid directly from the security deposit.
    In the case of major damages where the amount cannot be determined in advance, the security deposit will be withheld and the guest will be billed after an accurate quantification.
    If the damage exceeds the amount of the deposit, an invoice will be sent to the guest.
  17. The guest is obliged to behave in the accommodation premises, in the house and in the adjacent garden area, especially from 22.00.
    until 7.00 a.m.
    The guest must not disturb the peace and quiet of other guests and neighbours.
    In the event that, despite a warning, he or she seriously violates good manners or otherwise grossly violates the accommodation regulations, the accommodation provider may cancel or withdraw from the contract before the expiry of the agreed period of accommodation.
  18. Guests may bring dogs to the Resort only with the knowledge of the operator and if their stay has been properly booked and paid for.
    The maximum number of dogs is two per property. Every dog must be on a leash in all public areas of the resort.
    Dogs or other animals are not allowed to rest/lie on beds or other facilities of the Resort or facilities used for guest rest.
    The guest who allowed the animal to stay on the premises is fully responsible for the animal.
    Exceptions to this are deaf and hearing impaired signal dogs and similar assistance dogs.
    They are allowed free of charge at the Resort at any time.
    Animals may not be left in the premises alone – unsupervised.
  19. Smoking is strictly prohibited in the interior of the Facilities.
    In case of violation of the ban, the guest will be charged for extra cleaning.
  20. The Resort may be entered and driven only on the access roads, parking of vehicles is permitted in designated areas.
    The Resort is not responsible for theft or damage to motor vehicles left on the Resort premises.
    The Resort advises guests to ensure that their vehicle is properly locked and secured.
    It is also recommended that personal and valuable items not be left loose in the vehicle.
    The Resort is not responsible for any damage caused by a guest to third parties in the Resort’s parking lots.
    The Resort reserves the right to claim and bill for damages incurred to Resort property by a guest’s vehicle.
  21. The guest is obliged to turn off the taps, turn off the lights, close the windows and doors and lock the property properly whenever leaving the property.
  22. While on the Resort premises, each guest is obliged to behave in such a way as not to cause a fire.
    Guest behaviour in the event of a fire is regulated in the fire alarm guidelines.
  23. Access to the occupied building is only allowed to the Resort management and maintenance staff when a technical fault is reported in the property.
    Entry of cleaners or other persons into the occupied property is only possible with the prior consent of the guest or at his/her request.
  24. Guests are requested to observe good manners, especially in the public areas of the Resort and on the terraces.
    It is not allowed to move around the common areas of the Resort without clothes.
  25. Forgotten belongings of guests at the Resort are registered and stored for one month.
    They can be sent to the guest’s address only if requested and at the guest’s expense.
  26. The Resort’s management welcomes any suggestions for improvement and thanks you for your critical comments.
  27. Guests are obliged to comply with the provisions of these Accommodation Regulations at all times.
    If a guest grossly violates the Accommodation Regulations or good manners despite a warning, the resort is entitled to withdraw from the provision of accommodation services before the expiry of the agreed period.
    The Resort shall be entitled to a full refund of the accommodation price.
    The guest must then leave the resort immediately.
  28. The Guest providing the Resort with his/her personal data from his/her documents at the commencement of the accommodation service agrees to the collection, storage and processing of the personal data provided to the Administrator, the Operator Reflex Development s.r.o. for the purpose set out below. This consent is given voluntarily for all data provided, and for a period of 10 years from the date of consent. By signing (or by ticking the appropriate box in the case of an online form), the user confirms that he/she has been informed of his/her rights related to the management and processing of personal data, in particular that he/she has the right to withdraw his/her consent at any time, free of charge, pursuant to Sections 11, 21 of Act No. 101/2000 Coll., that he/she has the right to access personal data and the right to correct such personal data, block incorrect personal data, destroy them, etc., and that he/she has the right to contact the Office for Personal Data Protection in the event of a suspected violation of his/her rights. In accordance with Article 5 of Act No. 101/2000 Coll. on the protection of personal data, all data provided are collected and processed exclusively for the marketing purposes of the controller, namely for the distribution of marketing information. The Controller declares that it will treat the data provided in accordance with the applicable legal provisions and that it will collect personal data to the extent necessary to fulfil the stated purpose and process it only in accordance with the purpose for which it was collected. Employees of the controller or other natural persons who process personal data on the basis of a contract with the controller and other persons are obliged to maintain the confidentiality of personal data, even after the termination of their employment or work.
  29. These Accommodation Rules shall come into force on 1. 5.
